Building approval applies everywhere

Most house raising work needs a building development approval — from Ipswich City Council or a private building certifier — under the Building Act 1975, the Building Regulation 2021 and the Building Code of Australia. That applies the same way across every suburb in the council area. The Queensland Development Code's Mandatory Part 3.5 covers construction in designated flood hazard areas specifically, which is relevant to river-adjacent suburbs but assessed property by property — we don't process approvals ourselves and can't say in advance how a specific application will be decided.
